This page brings together the three texts that govern a stay at Villa Natìa: the cancellation conditions, the booking terms and the privacy notice for bookings. By booking, the guest accepts what is written here. The notice covering the browsing of this website is a separate one and can be found in the Privacy Policy.
Cancellation requests must be sent in writing to natiasicily@icloud.com. The date of receipt applies. Refunds are made using the same payment method as the booking, within 14 days of the request.
A change of dates can always be considered, subject to availability and to any difference in the rate for the new period. If the change is not possible, the cancellation conditions apply.
If force majeure or a problem making the villa unusable prevents the stay from taking place, the property refunds everything paid in full, with no further charge to either party.
These conditions govern the tourist letting of Villa Natìa, Traversa Cozzo Villa 1/12, 96100 Siracusa (SR), Italy (CIN IT089017C2PQES9CBW, CIR 19089017C252932). The villa is always let as a whole: individual rooms are not let. The stay does not constitute hotel activity and does not include hotel hospitality services.
The booking is concluded when the guest receives the property's confirmation email, following the payment due at the time of booking. Whoever books declares that they are at least 22 years old and is responsible for the behaviour of everyone staying.
Bookings are accepted at least 5 days before the arrival date and for a minimum stay of 3 nights.
The tourist tax of the Municipality of Syracuse is not included in the price and is paid directly to the property, either before arrival or on the day itself. It is worked out per person per night: the price of the night, net of VAT and of any additional services, is divided by the number of guests and 4% is applied to the result, capped at €5.00 per person per night. For example, a night at €320 for eight guests comes to €40 each, so €1.60 per person. It is due for a maximum of 7 consecutive nights: from the eighth night on, nothing further is owed. Children under 14, people over 80 and the other categories listed in the municipal regulation are exempt (City Council resolution no. 43 of 12 March 2024).
On arrival a deposit of €400.00 is required, in cash or by instant bank transfer. It is returned in full on departure, after the villa has been checked, save for damage or charges provided for in these conditions.
The guest is liable for damage caused to the villa, its furnishings and equipment by themselves or by the people staying. Any damage must be reported to the owner immediately. The property is not liable for personal belongings left unattended, nor for disruptions beyond its control, such as interruptions to the electricity or water supply.
The outdoor areas are covered by video surveillance for security purposes; there are no cameras in the interior spaces or in the areas reserved for guests. The villa is fitted with a gas detector, because the hob runs on bottled gas.
The cancellation conditions set out in the first part of this page apply, and the guest accepts them at the time of booking.
Italian law applies to the contract. Any dispute falls under the jurisdiction of the place where the property is located, save for the consumer's jurisdiction where the law provides for it. Complaints should be sent to natiasicily@icloud.com; it is also possible to use the European online dispute resolution platform.
The stay is documented by a receipt: the letting is carried out on a non-business basis and the owner is not registered for VAT, so no invoice is issued. Guests who need the document made out to a company must provide the details at the time of booking.

The data is processed by the owner and by the people authorised to manage the property. It may be shared with: Smoobu GmbH, which provides the management system and the booking engine; Stripe, for payment; the booking portals when the booking comes from them; the police and the competent authorities; the Municipality of Syracuse for the tourist tax; the tax adviser; the technical suppliers of the website. It is not shared with anyone else and is never sold.
Some suppliers may process data outside the European Union. In those cases the transfer takes place on the basis of adequacy decisions or of the standard contractual clauses approved by the European Commission.
You may at any time request access to your data, its rectification, erasure, restriction or object to its processing, as well as data portability. Requests should be sent to the contacts given in point 3.1. You may always lodge a complaint with the Italian Data Protection Authority.
The data requested for the booking and that of the identity documents is necessary: without it the stay cannot be confirmed, because it derives from legal obligations.
